Your Guide to Park Living

Living on a Park Home Estate provides an alternative and affordable lifestyle for residents and is one that has become very popular in recent years. Much of its appeal is the secure park environment and peace of mind living within a carefully managed and maintained park.

Without doubt, you will have questions to ask to satisfy yourselves that our parks are suitable for you and to find out more about living on a Park Home Estate. Here are some answers to some questions we are often asked…

What are the age restrictions on your parks?

We have different age restrictions on our parks. Rickwood park is 40 years, Climping Park is 50 years and Restavon Park has no age restrictions catering for residents of all ages.

Are dogs or other pets allowed on the park?

Rickwood Park allows one cat per residence, Restavon Park allows one cat per residence or one dog on designated plots, Climping Park allows one dog or one cat per residence

What are the pitch fees?

We charge a monthly ‘Pitch Fee’ which covers the general upkeep and maintenance of each of our parks.

Will Pitch Fees increase?

The Pitch Fees are aligned with the annually published Retail Price Index (RPI). Depending on these published figures, the Pitch Fee may go up or down.

What is the Council Tax Band for homes on your parks?

Most homes have been designated Tax Band A

Can I stay all year on your parks?

Yes, all our parks have full residential status.

Can I get a mortgage on a home you have for sale?

Mortgages are not available for the purchase of a park home, however there are some specialist lenders who can provide funds for this specific purchase. Ask us for details.

Do I own the land?

No, you are buying a home with an agreement to use the land on which the home is positioned

How do I purchase a home?

There are three options available to you:

1. Cash purchase
2. Property Exchange
3. Finance. There are some companies that will finance a park home purchase, but you cannot obtain a mortgage.

We can discuss all the options available to you and work out which is most suitable.

What are the costs and charges when buying a home?

You only pay the agreed price for your fully sited home. There is no Stamp Duty, no solicitor’s fees and no search fees. You are not obliged to have a survey carried out.

What protection do I have when purchasing a home?

Your purchase is covered by the Mobile Homes Act 1983 which provides security of tenure and resale rights.

Can I pass on my residential park home to my family or estate?

Yes. The remaining spouse can continue to reside in the home with the full benefit of the 1983 Act, or the executor of your estate can sell the home and derive the full sale price for the estate.

How do I sell my home?

You can sell your home at any time. Under the 1983 Act, the park owner can charge a commission of up to 10% of the sale price.
